Listing Your Property in the MLS
If you're contemplating of selling your property and would like to explore your options,

The Multiple Listing Service or MLS is the cooperative marketing system that members of the
local real estate board can utilize to meet the needs of the local sellers and buyers.
It gives the
sellers a wider exposure opportunity to market the property.

The Listing Agreement
The listing agreement will have the following information:
the price of the property, the address and legal description of the property,
any existing financing, items (fixtures) that will not be part
of the sale, the commission amount, and the expiry date.
A separate form known as PDS or Property Disclosure Statement,
will have to be completed as well to make the condition of your property known to the buyer.
Fees for the REALTOR Service
For rendering a successful completed home sale transaction service, a REALTOR gets paid based on a fee or commission set between the listing REALTOR and the homeowner/seller.

Meeting and Presentation
If you're ready to begin with the process, you can ask for an appointment to come to your place of residence
to explain to you how the home marketing project could be done.
During the meeting, you can ask some questions and clarify some important points. A CMA or
comparative market
analysis will be presented to you to give you an idea regarding the market conditions.
The CMA consists of comparable properties that are active, sold or homes that did not sell. The analysis
can give you a good idea and will help you decide how much you can sell your property.
You will also be given an idea of an estimated net proceeds you can probably get
based on the price set for your property and any outstanding mortgage.
