The Process Begins...

When you decide to work with a REALTORŪ, you have to understand how the relationship works.

There are two parties in the home purchase transaction: the seller and the buyer . As a buyer you will decide to work with your chosen agent to represent you in the transaction, the same way as seller may be represented by another agent.

As a licensee and member of a local real estate board, a real estate representative must adhere to a code of ethics and respect all other people in the industry. A licensed agent goes through some educational courses to be knowledgeable and be more skillful in serving the needs of the public.

Preparation and Pre-qualification

If you are ready to continue with the process, you have to understand what it takes to go through the whole process of purchasing a home.

You will need to analyze what exactly you would need for you and your family.

You should have a home buying checklist. Are you flexible with your criteria? Or are restricted to specific factors?

In addition, you will need to assess yourself whether you can actually afford to buy the home that you want? How much can you afford?

Mortgages and the Pre-approval Process

When you work with a mortgage broker, you will have someone who can assess in detail your specific situation.

A mortgage broker can give you access to lower interest rates while shopping for the most suitable mortgage for you based on your income and credit.

A pre-approval is commitment from a lender or bank that could guarantee a specific interest rate subject to some conditions.

Offer


When you've found the home that you want to purchase, you are now ready to make an offer.



Your REALTOR will guide you in accomplishing the Contract of Purchase and Sale and assist you in the negotiation part.

Your representative will present your offer to the seller, who can then accept, make counter-offer or reject.

Completion

When the seller accepts your offer, you are now about to accomplish some steps in order to complete the process.

Get ready with the amount you will use as your deposit. You will need to pay this amount in trust at a certain date stated in the contract.

Make sure home is inspected thoroughly or you can hire a Home Inspector. You can find a list of qualified inspectors in the resources page of this site.

Follow up on your mortgage and make sure that it is in place.

Review all the conditions and subject clauses set out in the contract. If you are satisfied, you are now going to remove all the conditions and subject clauses.

You may need to purchase a Homeowners' Insurance.

You will need to send your lender a copy of the offer as well as all other requirements your lender might require, such as: proof of income, property information, MLS listing, land survey of the property. An appraisal may also be required.

You will work with a lawyer or notary public.

Your REALTORŪ will send your lawyer/notary a copy of the signed Contract of Purchase and Sale. Your lawyer/notary will talk to you about title search results, property taxes, documents to transfer ownership to you. Your notary will facilitate the mortgage funds from your lender to the seller on the completion day.

Once this is done, the key to your house will then be delivered to you.

You are now ready to move into your new home!
