What does it mean working with you?

"I work with my clients in such a way that I put myself in their position. I start by listening.
I value integrity and understand what may work best for them. My approach is consultative, open and positive.

I would say working with me means connecting professionally, interactively and enthusiastically."

How do you take on projects?

"I take on projects or work for clients by understanding their position and how well I can service them. I give my total dedication in what I do. I'd like to handle work for my clients within the course of my expertise. I specialize in residential real estate and financing. I try to get to know my client better and learn how exactly we can fit in and work well together.

Once I give my commitment to my client, I would introduce the process on how a certain project can be carried out, be it selling or buying a property. I set out a plan and present it to my client. Every client is different. Each has different needs or different reasons why they need to buy or sell a home.

Since I usually begin the process with a basic interview or pre-qualification with client, I advise them to take certain steps until they're ready to deal with the work we would embark on. I try my best to simplify things from the beginning to avoid waste of energy, time and hassle.

    In the end, my clients appreciate the fact that they learn a lot by working with me. That has motivated me to continue my cause to educate and help out especially the first-time buyers or real estate investors.";

You’ve written some books on real estate? What has motivated you to write?

"I meet with different clients in the course of my work. Somehow, they have inspired me to continue helping other Canadians who may be needing guidance in their quest to become a homeowner.

Let’s face it, some buyers may be looking around for some homes without really knowing first if they can get approved for financing. And at the end of the day, they could get exhausted and overwhelmed.

In fact, I realized even new immigrants need to learn some aspects of preparation even before going to the task of doing home search.

Thus, I wrote: “How to Prepare to Own a Home in Canada, Recession-proof lifestyle for immigrants and first time buyers”. And that book is actually available at Chapters.indigo.ca Amazon.ca and other online global stores.

And then of course I wrote another book title, “Canadian Home Financing Simplified, How to Qualify as a Real Estate Buyer” which is also aimed at helping homebuyers understand the process of getting a mortgage with a thorough step by step guide."

What are some words your clients have told you about their experience?

“One of my clients had said this: “I’ve been renting a home all my life. I didn’t realize I could own until this opportunity came along. Thanks for helping me out. Indeed, you’re cut out to be in this business!”

Here are some other words I’ve heard personally from my clients:

“We like our new place very much. It's a very different feeling from renting. I love owning my own place. I should've done it a long time ago.”

“We have savings sleeping in the bank (that does not earn significant interest). We didn’t know we have more than enough we could use to buy our first home.”

“Thank you for selling our house and seeing potential in it, despite that it might need more work.”

“My family loves our new home.”

“Getting a better interest rate was such a great deal. We got substantial savings.”

“I have saved a lot in mortgage interests on my first year. I definitely will buy again after I sell my first investment.”

How do you cultivate professional relationships?

It starts with confidence, trust and honesty. I believe in establishing a long-term relationship. People will get back to you for help if they trust in you and your ability.

I also meet people who may not be ready to begin or continue the journey to buy or sell a home. And if they ask some questions concerning their situation, I give them some advice on how to prepare to be a homebuyer or seller. In time they get back and seek out my service. I appreciate some clients who could refer some people they might know and believe I could also be of help to them.

I thank my clients for seeing how hard I work to deliver what I could.

What is your philosophy or guiding principle in your profession?

One of the favourite tweets I have written (also in my book- Tweets for Your Thoughts, Book of Maxims and Poems on Life and Success):

    “Serving others

    the way

    you would serve yourself

    reflects

    your true regard for life.”

If a client decides to buy a home, what are the advantages of working with you?

"For homebuyers, they get the benefit of using both my expertise in helping them find a home and get a mortgage according to their financial position.

By working with me from the prequalification stage to finding their home, not only that they could be saving time, but they’ll be glad to know that my fees for rendering mortgage services, depending on approved credit, are usually paid by the bank approving their application; and that my fees for helping them find a home are paid by the seller of the home they are buying.

Isn’t that wonderful that you have someone you can work with to help you realize your home buying plans?"

How do you prepare for your work in helping your buyers?

"I work hard in what I do. I analyze my client situation based on the data they provide. Then I would outline the steps and enumerate the options available and finally recommend the most appropriate solution.

In fact, maintaining two licences as REALTOR and Mortgage Broker would mean having better knowledge and practical experience in handling the process for the buyers.

I always keep myself abreast of the latest developments in the industry."

How about the advantages for Sellers to List their Properties with You?

"For home sellers, they get the benefit of using my knowledge in integrated marketing, which gives their property the widest exposure it can get through online marketing and advertising, in addition to listing it through the MLS system.

It is a great advantage to utilize useful internet channels or web sites to attract potential buyers, especially these days that more and more people are hooked into using internet to help them see which homes are up for sale.

The good thing is I am a webmaster myself and I host my sites. In addition, I connect with social media, blogs, real estate network and online classified advertising.

It starts with designing a plan according to their exact need; seeing the process through and negotiating for them the highest possible benefit they can get from selling their home."

How can buyers and sellers contact you for advice or questions?

"They can visit my website to learn some more information and if they have specific question or would like to consult, they can fill out the contact form.

They are also welcome to send me an email or call me."
